Recent data from the Royal Institution of Chartered Surveyors (RICS) suggests that Welsh homebuyers could be entering one of the most favourable markets in over a year. With property sales slowing and supply on the rise, buyers across South Wales are being presented with more choice—and potentially better value.
In May, the number of house sales in Wales dropped at the fastest rate since early 2023, with a net balance of -43% of surveyors reporting fewer completed sales. Looking ahead, expectations for further declines remain, with 20% of surveyors forecasting continued softening over the next three months.
At the same time, a significant 49% of Welsh respondents noted an increase in new instructions to sell. This growing supply means buyers are facing less competition and more properties to choose from. While prices are expected to remain broadly flat, this combination of lower demand and increased availability could offer a prime opportunity for new homeowners.
