Signs of Stability in Welsh Housing Market Welcomed by SECUREIT

At SECUREIT, we’re proud to work alongside some of Wales’ most respected national and regional housebuilders. Construction is widely recognised as a barometer of the wider economy, so we were pleased to see some encouraging signs in the latest Royal Institution of Chartered Surveyors (RICS) Residential Market Survey for April.

According to the survey, both new buyer enquiries and newly agreed sales in Wales returned to positive territory for the first time in three months. More homes are coming onto the market, giving buyers greater choice and suggesting a modest uplift in activity.

While short-term expectations remain cautious—with house price expectations and sales predictions still in negative territory—there’s a more positive outlook for the year ahead. A net balance of 50% of respondents in Wales expect house prices to rise over the next 12 months, indicating a more stable and optimistic future for the sector.

The lettings market also shows growth, with tenant demand rising and a significant drop in landlord instructions. This imbalance is expected to place upward pressure on rents in the coming months.

At SECUREIT, we welcome this news. As specialists in fire prevention and CCTV security solutions for the construction and property sector, we understand just how important stability is to developers, contractors, and homeowners alike.

Philip Popham, Managing Director at SECUREIT, said:
“We’re encouraged by signs of renewed momentum in the Welsh housing market. A healthy construction sector supports jobs, investment, and community growth. At SECUREIT, we’ll continue supporting the industry with robust and reliable security solutions that help safeguard both projects and people.”

We look forward to helping our clients navigate the months ahead with confidence and security.
